Questions to ask before renting a home

Whether you are a first-time renter or you have rented before, it is important to ask the right questions when looking for a new home. By asking the right questions, you can avoid any surprises and make an informed decision about where to live. Here are some questions to get started:

Is the home the right size for my needs?

Before making a committment to a new home, you should make sure that you’re going to have enough room. Some properties have limits on occupancy, and in many areas, the number of residents allowed is determined by the number of bedrooms.  When in doubt, just ask.

What amenities does the property and community offer?

Moving to a new home is a commitment, so make sure that it includes the things that are important to you. Is there a pool, a playground, or a pet-walking area?  How far away are the schools? Are there laundry facilities? How about on-site storage units? Is there shopping nearby?

What appliances are included?

Does the property include a refrigerator, a stove, washer, dryer, and a dishwasher? Most properties have all the necessary appliances, but some rental homes do not.

What are the parking arrangements?

Some properties have limits, restrictions, or additional fees for parking, so if convenient parking is important to you, make sure you understand the details.

Is there a pet policy?

Don’t just assume that your pet is welcome. Some properties don’t allow pets at all, while some have restrictions. Many properties that allow pets have additional fees and deposit requirements.

How much is the monthly rent, when is it due, and how is it paid?

Of course, you need to know the monthly rental cost before you commit. You should also learn when it is due (usually, but not always, the 1st of the month) and how it is paid. When you rent through 1st Advantage, you can make payments easily through our Client Portal.

What utilities are included in the rent?

Be sure to consider who is responsible for electric, gas, water, telephone, cable, and trash removal. Some properties include everything, while others do not. Knowing what is included in the rent is important to determining the total cost of living in the home.

What is the length of the lease?

Every property has its own minimum requirements, usually 12 months or longer. If you cannot make that commitment, ask about month-to-month leasing. Also, find out what happens at the end of the lease. Can you extend on a month-to-month basis, or is a new lease required?

What documents or information will I need to provide to rent the property?

In most cases, you will need to provide information about your employment and current residency, as well as allow credit, criminal, and bankruptcy checks. Most properties require an application fee.

Is there a security deposit?

In most cases, a security deposit is required. The amount varies by property, so it’s a good idea to ask what is required.

What are the insurance requirements?

Renters insurance is always a good idea, and many landlords will require it.  This insurance typically includes coverage for your personal property, liability, and living expenses if you are displaced from your home.
